General contracting & owner’s representation in Bethesda, MD

Whether we’re building it or watching someone else build it, you get one person who knows the house and works for you. We run remodels as your licensed contractor, represent you on new construction and rental properties, and consult when you just need a straight answer.

What we do

Projects we can take off your plate

General contracting

Remodels, repairs and additions on existing homes, run by us under our Maryland home improvement license with vetted subcontractors and licensed trades.

Hardscaping

Patios, walkways, steps and garden walls, built around drainage. See hardscaping

Owner’s rep for new construction

We sit on your side of the table while a registered builder builds: bid and contract review, budget and schedule tracking, site walks and plain-English updates.

Owner’s rep for rental properties

Walk-throughs, turnovers, maintenance and repairs on your rentals, plus a check on the work your property manager orders. We don’t lease units or collect rent.

Consulting

Renovation planning and budgets, a second opinion on a contractor’s quote, vendor selection, or a plan for what the house will need over the next ten years.

How we stay on your side

Your contractor or your representative, never both

An owner’s rep is there to hold the builder accountable, and that only works if the rep isn’t also the builder. On any one project we’re either your general contractor or your representative, and we put that in writing before we start.
Either way, the finished work goes into your Home Record, so whoever looks after the house later knows exactly what’s behind the walls.

Licensed and insured

How it works

How a project goes

01

First conversation

We walk the house or the site with you and work out what you need: a contractor, a representative or just advice.

02

Written scope

What we’ll do, what it costs and who is responsible for what, in writing. Nothing starts until you sign off.

03

Build or oversee

We run the work ourselves, or we track the builder’s budget, schedule and quality and report back to you.

04

Into your Home Record

Work, warranties and materials go into your Home Record, and the upkeep goes on your schedule.

FAQ

Project questions

What does an owner’s representative do?

We work for you, not the builder. We review bids and contracts, track the budget and schedule, walk the site, flag problems early and keep you updated in plain English. You make the decisions; we make sure you have what you need to make them.

Do you build new homes?

No. New homes are built by registered home builders, and we represent you while they build. For remodels, repairs and additions to an existing home, we can be your contractor under our Maryland home improvement license.

Do you manage rental properties?

We look after the property itself: walk-throughs, turnovers, maintenance and repairs, and keeping an eye on the work your property manager orders. We don’t lease units, screen tenants or collect rent. In Maryland that takes a real estate license, so we work alongside a licensed property manager.

Is consulting the same as a home inspection?

No. We don’t do licensed home inspections or engineering reports. Consulting is planning help: budgets, timelines, which projects to do first and whether a quote looks right.
